Traveling Property Manager/Trainer

Monarch Investment and Management Group is seeking a Traveling Property Manager/Trainer to join our growing team in Franktown, CO. We believe that each team member contributes directly to the growth and success of our company and believe that our teams are what set us apart from our competition.
Essential Job Duties and Responsibilities:
Trains and instructs all on-site employees to ensure job duties, responsibilities, expectations and company policies are clearly understood; or arrange for training to be provided
Conducts evaluations to identify areas of improvement
Monitor employee performance and response to training
Confers with management, supervisors, and employees to gain knowledge of work situations requiring training and to better understand changes in policies, procedures, regulations, business initiatives and technologies.
Conducts training sessions covering specified areas such as onboarding training, on-the-job training and refresher training
Assists employees with problems concerning "how to" perform specific tasks related to their positions
Ensures adherence to all Monarch policies and procedures by the property team including all forms, leases, and other documents deemed standard for MIMG
Managing Properties:
Operates or assist in the operation of property/s within their group financial guidelines (The Budget)
Makes recommendations to increase income, decrease expenses and grow net operating income
Ensures properties are leased at or above market occupancy and rent levels based on owners guidelines
Ensures all property marketing is current, accurate, relevant and at its greatest effect
Directs activities of all on-site personnel, office, maintenance, grounds and housekeeping
On-site team management through hiring, coaching, write ups and terminations when needed
Ensures that supervised employees track, enter and report all hours worked
Keep, record and organize records and files based on company and legal requirements
Responsible for signing all new and renewal lease documents as well as signing off on all new lease files
Process all invoices generated by the property and insure they are paid in a timely manner
Post, collect, track and manage delinquency of rental and other income
Consistently attempts to collect "Bad Debt" prior to write offs
Responsible for building and maintaining a community of residents through resident relations
Ensures resident requests or complaints are responded to in a timely manner
Ensure desired tenant renewals are being captured at the highest rate possible
Other duties and special projects as assigned
Knowledge, Skills and Experience required (unless otherwise noted):
High school diploma or equivalent
Should have 4+ Years' management experience in multi-family housing
Must have excellent computer skills and be able to navigate industry software
Advanced knowledge of local, state and federal resident/property management laws/guidelines
Ability to self-direct and to prioritize multiple projects
Supervisory experience is a must
Strong analytical, reporting, critical thinking, problem solving and decision-making skills
Ability to work well under the pressure of meeting tight deadlines in a timely manner
Strong persuasion, negotiation, problem solving and conflict resolution skills
Ability to work effectively in a diverse workforce
Ability to problem solve, make decisions and lead a team
Have excellent verbal and written communication
Excellent relationship management

The fraudster will send a check to the victim who has accepted a job. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
